Home Sales Show Cautious Optimism

The number of single family homes sold across Fairfield County in the first nine months of 2010 is sharply up compared to the same period in 2009, according to a report by Realty Seven, Inc., of Wilton. Darien's 60.5 percent gain was the largest – 191 homes sold this year versus 119 sold in 2009.  Westport had a 58.6 percent gain with 276 sales compared to 174 the previous year. Stamford had a 26.8 percent gain, the smallest in the group of towns reported – 421 homes this year against 332 last year. The report did not include sales in Easton or Greenwich.

The median sale price for area homes has also started to creep back up, with creep being the operative word. Wilton home prices were up 5.9 percent and Weston numbers were up 1.8 percent, with Darien the big winner again with a 14.8 percent increase. Fairfield, Norwalk and Westport numbers are still in the red.

What does this mean for the home owner, buyer or seller? Cautious optimism is probably about right.
