The 20,208-square-foot Lumberyard, a New York State Qualified Production Facility, will be sold to the highest bidder on Wednesday, March 20. Originally listed in 2023 for $11.5 million, the property now has a reserve price of $6.35 million — about 45 percent lower than its initial asking price.
The auction follows Gov. Kathy Hochul’s recent announcement of a $10 million state grant to revitalize downtown Catskill, a boost expected to attract further investment.
"This auction offers a rare opportunity to purchase a versatile production studio in New York — the first of its kind in the region — as well as a significant development site in a growing market," said Misha Haghani, CEO and Founder of Paramount Realty USA, which is handling the sale.
Located on a 1.06-acre waterfront site along Catskill Creek, the property includes a state-of-the-art production facility and event space, along with three additional buildings. With 500 feet of Hudson River frontage and more than 110,000 square feet of air rights, the site offers potential for mixed-use development or expanded production capabilities.
Co-listing broker Wendy Maitland, CEO of Atelier, called the property "extraordinary" and highlighted its "state-of-the-art production facility" and "expansive waterfront site."
The Lumberyard first opened in 2018, playing a key role in Catskill's economic resurgence. It was the first major development in decades, paving the way for the Downtown Revitalization Initiative grant, which is funded by state, municipal, and private investments.
New York's film tax credits have fueled the growth of production facilities like The Lumberyard, drawing studios and filmmakers outside of New York City.
Production companies filming at state-certified facilities can qualify for up to 30 percent in refundable tax credits on expenses, with an extra 10 percent available in select upstate counties.
