The blaze started around 9:50 p.m. at 168 Sherman Ave. Most of the residents managed to escape the three-story building on their own, but firefighters found six people in the basement and led them to safety.
The Red Cross said it was assisting 24 people from seven families. A total of 26 people and eight families were affected by the fire, Newark officials said.
The cause is under investigation by the Newark Fire Division's Investigation Unit.
