Pratt Landing, a landmark redevelopment project along the Long Island Sound, will turn a former industrial brownfield into a vibrant residential, commercial, and recreational hub. The project will include more than 300 residential units, a hotel, over 40,000 square feet of commercial space, and a revitalized New Rochelle Naval Armory, which will provide veterans housing and community spaces, city officials announced on Thursday, Jan. 30.
The development is a public-private partnership between the City of New Rochelle, the State of New York, and Twining Properties, a New York-based firm. City officials said the project is designed to reconnect the downtown area to the waterfront, unlocking new economic and recreational opportunities for residents.
"Pratt Landing marks the realization of nearly a decade of strategic planning and investment, reflecting our deep commitment to creating a sustainable, vibrant and inclusive future for New Rochelle," said Mayor Mayor Yadira Ramos-Herbert, who further explained:
"This transformative project reclaims underutilized waterfront property, reconnecting it to our downtown and turning it into a thriving destination for residents and visitors alike. It will serve as a cornerstone of opportunity, community, and progress for generations to come.”
Construction on the project is set to begin in 2026 with completion anticipated by 2029. According to the city, Pratt Landing will include:
- Over 800,000 square feet of residential and retail space, featuring more than 300 apartments, 99 condominiums, and a 150-room hotel;
- A revitalized waterfront with a “Living Shoreline”, including walking paths, park areas, and an observation point;
- A reimagined Armory Drill Hall, set to serve as a premier community gathering and event space;
- The Armory Veterans Center, offering services, programs, and community activities for veterans;
- Sustainable green building practices and climate resilience measures to protect the shoreline against rising sea levels;
- Expanded streetscape enhancements, making the waterfront more accessible from Main Street.
Pratt Landing is part of New Rochelle’s broader redevelopment strategy, which has delivered over 5,000 new residential units and public amenities across downtown in recent years. The city has prioritized projects like the LINC, the New Rochelle Transit Center, and zoning efforts to make it a premier destination in the region, officials said.
Led by Robert A.M. Stern Architects (RAMSA), the design team will work to blend historic restoration with modern urban planning.
