Have You Tested Your Well Water or Septic Lately?

Are you a buyer, a seller or a tenant in Westchester County? Does your property have a septic system and/or a private well? Westchester County has regulations concerning septic systems and wells. Here are tips on what you need to know.

New septic system requirements were passed in May. Westchester County has mandated that septic systems must be pumped and tested every five years and a report must also be filed with the municipality. When I had my septic system tested recently, I was given two copies of the report, one of which had to be given to the town of Bedford for its records.

The regulations for wells came into effect on Nov. 19, 2007. Once a contract for a sale is signed, the seller must have a well water test performed by a certified laboratory. Buyers and sellers must sign that they have received the test results.

As of Nov. 19, 2008, landlords are required to test well water at their rented properties every five years. Tenants have the right to see the current and subsequent water tests while they occupy the rental properties.
