Cool Pools Help Heat Up Westchester Real Estate Market

WESTCHESTER COUNTY, N.Y. – Pools are hot for prospective home buyers in Westchester County. Even if homes don’t have pools, would-be buyers are interested in properties where they can build their own.

“It’s very important,’’ said Caroline Shepherd of Houlihan Lawrence. “Buyers want to know that they have the ability to build a pool. It’s a good re-sale point. If we need to we’ll bring in a pool professional to help determine where the pool and will give them a conceptual drawing. It becomes a visual, and creates a real possibility in the mind of the buyer.”

Many buyers like to have pools for entertaining. Shepherd is marketing one such home at 240 Mt. Holly Road in Katonah ($6.995 million) that has a pool, spa and outdoor dining pavilion. The 5-bedroom home has 6.1 baths and is 8,750 square feet. There are organic gardens, a formal parlor, mahogany library and exercise room. The custom built home was built in 1998 on 11.65 acres in the heart of the Mt. Holly Estate area.

“Most of the homeowners who have beautiful pools, like this one, insist on having the pool open,’’ Shepherd said. “It has lush landscaping and beautiful waterfalls. It creates a feeling of well-being and serenity for the potential buyer.”

Linda Schwarz of Douglas Elliman is marketing a home in Bedford with one of the most unique pools in the county. The property at 1 Stillwater Place ($3.999 million) features an 80-foot lazy river pool that meanders in a circular pattern.

The pool is one of the many stunning features in the five-bedroom, 9,223 square foot 3-story Colonial. There is also a tennis court, theater room, game room and butler’s pantry. The home sits on 9.9 acres in a cul-de-sac  near the Connecticut border.

Another unique home is a Houlihan Lawrence offering at 46 Old Roaring Brook Road in Mount Kisco. The 1972 Contemporary ($3.950 million) includes four bedrooms and six baths, and the pool has a cascading waterfall. Some of the other home features include an exercise room, sauna, media room with a service kitchen and two full kitchens. The online listing by Realtor Brian Milton describes the residence as “designed for intimate living and grand entertaining.”

At 837 Mount Kisco Road in Armonk, agents Judith Tarter and Donna Gordon are marketing a home with a uniquely shaped pool for a home that includes five bedrooms and 6.2 baths.  The private country residence sits on three acres with apple orchards nearby, and was built in 2008.

Houlihan Lawrence agent Mary Anne Condon is marketing 82 Trinity Pass in Pound Ridge ($3.395 million) that includes three bedrooms, 3.1 baths and 13.267 acres. The neatly designed pool is surrounded by beautiful landscaping, and includes a spa. Other property amenities include an exercise room, tennis/paddle court and nearby pond. Vincent and Whittemore agent Mady Wengrover is listing a home in Katonah at 76 Todd Road that is reported to have the biggest pool in Katonah, 28 feet by 60 feet. The home lists for $4.995 million.

The features don't end there. The home has six bedrooms, nine baths and 30.123 acres. There is a chef's kitchen, butler's pantry and a dramatic great room with a 19-foot stone fireplace. There are also three golf holes and a putting green.

Shepherd says it’s important for sellers to have seasonal photography so that prospective buyers can see what the pool looks like.

“It’s nice when the landscaping is in full bloom and people can get a look at the pool,’’ she said. “Provided the pool is functional and working properly, people are happy that it’s there. They’re saving beaucoup bucks, because building a pool can be costly.”
