Broker Understands the Real Estate Pendulum

With nearly 30 years of experience in the Westchester County real estate market, Madelyn Ricciardi knows how to help clients ride economic waves. Focusing on Briarcliff Manor, Ossining, Pleasantville, Chappaqua, Croton-on-Hudson and Heritage Hills in Somers, Ricciardi said, “areas I serve have had one of the strongest price-point structures. That is not to say that they haven’t fluctuated, but they remain a good investment for families.”

As an associate broker for Houlihan Lawrence in Briarcliff, Ricciardi understands the value of her communities. They provide options in size but all have the one-hour or less commute to New York City. All also boast wonderful school systems and offerings within each neighborhood. Ricciardi has watched them grow and develop over the past three decades, regardless of how the market and interest rates have varied.

Ricciardi knows that the current economy can be tricky. “A buyer has to have pure credit, a lot of cash and be able to sell," she said. "I have been through this before, so I can help buyers and sellers navigate the process."

This type of market also has opportunities, she says, explaining that dream houses may be within buyers’ reach because prices have dropped a bit.

Some may have to downsize or move into a retirement-size space a bit earlier than expected, Ricciardi explains. Having downsized from a house in Chappaqua to a three-bedroom condo in Heritage Hills several years ago, she says, “It is imperative that they have an experienced broker who can negotiate this pendulum market.”

She cautions that sellers understand their community’s price point. “It doesn’t matter what is going on in Yonkers or Brewster. It is where we are and what is happening in our market.”

Ricciardi has raised five children and has five grandchildren. She believes she works well with first-time homebuyers and the downsizing buyer because she can educate the first group and relates to the second group as her peers. “You have to be a terrific listener and then compute what you hear.”
