Realtor Teaches Sellers How to Make the Sale

Nadine Tanen, a Realtor with the Vanderblue Team at Higgins Group and Connecticut state president of the Women's Council of Realtors, believes that education is the key to success in any endeavor.

An educated client understands what it takes to sell a house, especially in a tough market, she said, and real estate agents play a big role in making sure buyers and sellers receive the information they need.

Tanen's responsibility as state president of the council is to oversee eight educational programs during this year for its membership, which is spread over three chapters. "We network with professionals in other businesses and raise the bar for the real estate profession," she says.

A recent program focused on the importance of home staging. With the majority of buyers looking for houses in move-in condition, staging is a valuable tool that agents can provide. Tanen says a house such as 12 Jean Ave. in Norwalk that is in move-in condition and priced correctly is more likely to sell quickly. "The owner took the time to update her home and clear the clutter," Tanen says.

The three-bedroom, two-bathroom home is described as a "storybook cape" with wonderful flow and decorated in a French country style. The kitchen, with stainless steel appliances and granite counters, opens onto a bonus room and the dining room. The house is located in a family neighborhood near Exit 38 of the Merritt Parkway. It's priced at $499,000.

Another of Tanen's listings, 190 Taunton Road in Fairfield, is in a neighborhood that is within walking distance of the town, the schools and the train station. Tanen says the four-bedroom, three-and-a-half bath home is in move-in condition, too. "The house has large rooms, a great screened-in porch and a level backyard," she says. 190 Taunton Road is priced at $675,000.

"We always give homeowners suggestions on how to stage their homes," Tanen says. "We want the homes we sell to look their very best."
