New Canaan Agent at Top of Her Game

Denise Gannalo, a Realtor with William Raveis and the top agent in New Canaan for 15 years, hasn't let a sluggish real estate market slow her down. Gannalo was recently named the No. 3 agent for dollar volume out of all 2,700 Raveis agents working out of the company's 80 offices in eight states.

Gannalo specializes in selling land and luxury homes, one of the harder hit segments of the real estate market. But she says buyers are starting to make deals. "Things are definitely picking up," she says. "New Canaan has 35 houses in pending contracts right now."

One of those pending contracts is a four-acre parcel of land on Oenoke Ridge priced at $2.1 million. Gannalo says there were multiple bids for the property, none of them from builders. "I think someone will build a family compound on the land," she says.

Land for new construction is hard to find in New Canaan, and Gannalo is looking for a buyer for a 10-acre property with an approved subdivision for four new homes. "It started off at $4.5 million two years ago," she says. The price has been reduced to $2.5, a really good buy for New Canaan land, she says.

For the family looking for a top-notch family home, Gannalo suggests 32 Pocconock Trail. The builder, Wavecrest Properties, took over an unfinished construction project that had ended up in foreclosure. "It was an eyesore," Gannalo says.

The 7,200-square-foot Colonial, listed at $2.695 million, has all the bells and whistles buyers have come to expect. It features six bedrooms, four finished floors, a three-car garage and a two-acre property with room for a pool.

"The neighbors came out in droves for the open house," Gannalo says. "They were thrilled, because this beautiful house has improved their street."
