$25M Beachfront Resort Approved For Jersey Shore Town — All It Needs Is A Developer

The Soleil Resort, a fully approved $25 million luxury condo-hotel planned for one of Ocean City’s last remaining beachfront lots, is now up for grabs — and the only thing missing is someone ready to build it.

Located at 1101 Ocean Ave., right next to the historic Flanders Hotel, the project includes 111 luxury two- and three-bedroom units, all roughly 1,100 square feet with balconies and either ocean, bay, or pool views. The site comes with a CAFRA permit and planning board approval already in hand, meaning no red tape — just grab a shovel.

According to developer Eric Booth, this six-story boutique resort would also include a rooftop pool and sun deck, full-service spa, fitness center, valet parking, and in-unit storage. Room service, maid service, a doorman, 24-hour security, and rental program options are all part of the plan, as are a restaurant, business center, and a covered parking garage.

The 1.89-acre beach block lot includes space for a 400+ car garage with stacking and valet capabilities, according to the offering memorandum. The project would be built in three phases, starting with 35 units in the East Tower, followed by 29 in the West, and 47 more in the North Tower.

The Soleil Resort has been green-lit by Ocean City’s Planning Board since 2017, and the CAFRA permit has been active since 2018 — a rare combo in a high-demand market where land is scarce and approvals are even scarcer.

Known as “America’s Greatest Family Resort,” Ocean City offers 8 miles of beaches, a famous boardwalk, and a strict no-public-alcohol policy that keeps it family-friendly. Developers say the project is perfect for second-home buyers, investors, and vacationers looking for upscale coastal living — and in a town where housing inventory is historically tight, demand is on their side.

The asking price? $25 million.
