"Before putting a home on the market, sellers should be very prepared with early phases of photography, marketing and advertising," said Zef Camaj, Brokerage Manager at Houlihan Lawrence Jefferson Valley. "Even if the house itself is very appealing, the seller should really know how to get their home ready for potential buyers."
While home sellers don't have to completely remodel, small upgrades can do wonders for attracting home buyers. Some projects that can make a home more appealing include caulking small cracks and holes in walls, trimming bushes and trees, adding a coat of paint to the home's exterior or interior and pressure washing the driveway.
"There's a lesson to be learned for sellers," said Camaj. "If you take the time to prepare your home for the market, you can tremendously increase the appeal of your home and can even sell it faster than anticipated."
Taking advantage of technology to advertise your home can also be a smart idea. Using social media and digital marketing can also be very effective at enhancing appeal when it comes time to sell. "With today's technology, many buyers rely on the use of social media and digital marketing when they're looking for homes, so it's important to keep up with technological trends," said Camaj.
When the home is finally ready for an open house, sellers should make sure to clean their home and make it as attractive as possible. Putting away family photographs or visible personal items depersonalize a home, allowing buyers to imagine themselves living there.
"We give the advice of depersonalizing the home because it allows the buyer to really put themselves inside the home as they walk through it," said Camaj. "It should be very easy for potential buyers to walk through the home and have an excited feeling that 'this may be the one,'" said Camaj.
