Max Spann Real Estate & Auction Co., a national auctioneer of elite properties, is conducting the auction Aug. 9 at 1 p.m. in the Sheraton Meadowlands Hotel & Conference Center, 2 Meadowlands Plaza, East Rutherford.

“Everyone who has come to the previous open houses understands that this is a once-in-a lifetime opportunity to own a home close to Manhattan,” said Max Spann, Jr., the auctioneer. “We wanted to give as many people as possible a chance to see these well-designed condominiums before we hold the auction. Once people see the craftsmanship and the value, we’re sure they are going to participate in the auction.”

Spann said the two final previews are scheduled for noon- 2 p.m. on Sunday, July 26 and Sunday, Aug. 2. The property is located at 7716 W. Kennedy Blvd.

The condominiums feature open floor plans, nine-foot-high ceilings, Brazilian or Oak hardwood floors, an intercom system, central vacuum system and designer kitchens with cherry cabinets, granite countertops and stainless steel appliances, including a refrigerator.
Carlson’s Court is conveniently located near major roads and rail.  There is even a bus stop at the front door of Carlson’s Court, providing direct and easy access into New York.

Spann said the economic downturn has created unique opportunity, as quality homes in the New York market are now being auctioned at prices that are affordable to a larger group of prospective buyers.

“With an $8,000 tax credit, historically low interest rates and auction prices, now is the perfect time for buyers to capitalize on this open window of opportunity,” Spann said. “Carlson’s Court is one of those opportunities that can’t be ignored.”

Builder Carlo Zimatore said the rules for financing drastically changed between the time construction started and the units went on the market.

“The banks want 71 percent of the units in the building under contract before they give a mortgage to any of the buyers,” Zimatore said. “Rather than try to sell the units in the traditional way, we opted for an auction. It’s the quickest way to get all the units sold.”

Zimatore said selling the units at once in an auction instead of carrying the costs over 12 to 18 months allows him to pass the savings along to the buyers.

Granite countertops and stainless steel appliances are standard in every unit in Carlson’s Court.

Carlson’s Court features on-site, underground parking with one or two spaces deeded to each unit, elevator and main staircase access in the lobby, a building security system linked to each unit. The brick building features the latest in energy efficiency with premium Andersen windows and insulated sound absorbing floors and walls. Buyers are protected with a 2-10 Home Buyers  Warranty, the nation’s leading new home warranty provider.

Condominiums range in size from one-bedroom units with 918 square feet to two-bedroom units with 1,409 square feet. Each unit is fully wired to accommodate the latest technologies, including cable and internet access in every room.

Bathrooms feature custom vanities, whirlpool tubs and marble and granite finishes. Each unit has a laundry room with a washer and dryer.
Carlson’s Court is located a short walk from the 167-acre James Braddock County Park, featuring baseball fields, racquet ball courts, woods, trails, dog runs and the scenic, trout-stocked Woodcliff Lake. Unique restaurants, fitness centers, world-class shopping and places of worship are a short walk or ride away.

Carlson’s Court is convenient to all public transportation options, including NJ Transit, PATH, NY Waterway Ferry Service and the Hudson-Bergen light rail system. The community is close to the George Washington Bridge, Lincoln Tunnel, NJ Turnpike and Routes 495, 1, 3, 46 and 80.
