Prospective buyers aren’t able to submit bids through Twitter. However, Max Spann offers a way in which people can bid through its website for the 20 units in a newly constructed luxury condominium complex at 7716 Kennedy Blvd. called Carlson’s Court.

“Through Twitter, we are introducing those unfamiliar with real estate auctions to the excitement,” said Max Spann, Jr., the auctioneer.

“Twitter is a great tool for us to enlighten and inform a group of people who might otherwise never come to an auction,” Spann said.

The action will begin at 1 p.m. at the Sheraton Meadowlands Hotel & Conference Center, 2 Meadowlands Plaza, East Rutherford.

Spann said he did not know of any other auctioneers in the nation using Twitter to provide live reports from auctions. To follow the auction, type in maxspann on Twitter and become a “follower.”

Twitter is a free social networking and micro-blogging service that enables its users to send and read messages known as tweets. Tweets are text-based posts of up to 140 characters displayed on the author’s profile page and delivered to the author’s followers.

Minimum bids at Carlson’s Court start at just $95,000 on the luxury units, which had original listing prices of $500,000.

The units to be auctioned feature open floor plans, nine-foot-high ceilings, Brazilian or Oak hardwood floors, an intercom system, central vacuum system and designer kitchens with cherry cabinets, granite countertops and stainless steel appliances, including a refrigerator.

Spann said Carlson’s Court was conceived and approved for construction at a time when the real market was much stronger. The economic downturn has created unique opportunity, as quality homes in the New York market are now being auctioned at prices that are affordable to a larger group of prospective buyers.

“With an $8,000 tax credit, historically low interest rates and auction prices, now is the perfect time for buyers to capitalize on this open window of opportunity,” Spann said. “Carlson’s Court is one of those opportunities that can’t be ignored.”

Carlson’s Court features on-site, underground parking with one or two spaces deeded to each unit, elevator and main staircase access in the lobby, a building security system linked to each unit. The brick building features the latest in energy efficiency with premium Andersen windows and insulated sound absorbing floors and walls. Buyers are protected with a 2-10 Home Buyers Warranty, the nation’s leading new home warranty provider.

Condominiums range in size from one-bedroom units with 918 square feet to two-bedroom units with 1,409 square feet. Each unit is fully wired to accommodate the latest technologies, including cable and internet access in every room.

Bathrooms feature custom vanities, whirlpool tubs and marble and granite finishes. Each unit has a laundry room with a washer and dryer.

Carlson’s Court is located a short walk from the 167-acre James Braddock County Park, featuring baseball fields, racquet ball courts, woods, trails, dog runs and the scenic, trout-stocked Woodcliff Lake. Unique restaurants, fitness centers, world-class shopping and places of worship are a short walk or ride away.

Carlson’s Court is convenient to all public transportation options, including NJ Transit, PATH, NY Waterway Ferry Service and the Hudson-Bergen light rail system. The community is close to the George Washington Bridge, Lincoln Tunnel, NJ Turnpike and Routes 495, 1, 3, 46 and 80.
