Sales fell by 8.8 percent in Stamford in the third quarter over the same time frame from last year. New Canaan (16.5 percent) and Darien (9.3 percent) also saw fewer homes exchange owners, according to statistics from Berkshire Hathaway HomeServices New England Properties.
The average sale price, however, grew in all three communities. Stamford’s average sale price for a single-family home rose 5.1 percent, to $694,200. New Canaan’s average home price rose 10.3 percent to more than $1.8 million, and Darien’s average price rose 8.6 percent to more than $1.3 million.
In Fairfield County, sales fell 9 percent for the third quarter, according to statistics from William Pitt Sotheby’s International Realty. For the year, sales are down 7 percent across the county. The 12-month median sale price rose 1 percent over the past year across Fairfield County.
Most Realtors believe the slide in the number of sales reflects the strength of the strong year in 2013. The third-quarter sales numbers for each of the three communities, in general, were higher than any other year since 2010, except for 2013.
“Last year was so high that we saw a 30 percent increase from 2012,’’ said Cheryl Scott-Daniels of CSD Select Homes in Westport. “There was so much pent-up demand that a lot of people made the decision to get off the fence. What we saw in the third quarter was pretty consistent for the year.”
