Home Sales Rise In Brookfield, Sherman, But Fall In New Fairfield

FAIRFIELD COUNTY, Conn. -- Northern Fairfield County communities experienced a mixed bag of real estate activity in the fourth quarter of 2015, according to the year-end report from William Pitt Sotheby’s International Realty.

Bethel saw an 18 percent increase in home sales in the fourth quarter, and Sherman saw a 17 percent increase. Sales in Brookfield improved 8 percent.

But Newtown's single-family home sales fell 22 percent, and New Fairfield saw a steep 17 percent drop.

Countywide, sales improved 8 percent in the fourth quarter. Monroe at 83 percent, Fairfield at 48 percent and Ridgefield at 30 percent, saw huge gains. But sales fell 18 percent in Greenwich, while New Canaan and Wilton, both at 15 percent, also saw steep drops.

Median sale prices also fluctuated in each of the communities. Brookfield’s median price for the fourth quarter was $375,000, the same figure as in 2014. Newtown’s median also stayed flat.

The median price fell 4 percent in Bethel and New Fairfield, and Sherman saw a 14 percent drop. The median sale price in the county fell 5 percent compared to 2014.
