The development, located at 36-38 Main St. in Yonkers and known as The St. Clair, features 76 affordable apartments in a 10-story building that has been completed as of Wednesday, Oct. 28, New York Gov. Kathy Hochul announced.
Developed by MacQuesten Development, the mixed-use property includes studio, one-, two-, and three-bedroom apartments for households earning up to 80 percent of the area's median income. It was first announced in 2023, as Daily Voice reported at the time.
The building is within walking distance of the Yonkers Metro-North station, Westchester County Bee-Line bus stops, waterfront boardwalk, parks, restaurants, and other downtown businesses. The St. Clair also includes several amenities for residents, including a fitness room, co-working space, indoor recreation room, and outdoor courtyard.
More than 2,000 square feet of commercial space is available on the ground floor, with a restaurant already occupying part of it.
The all-electric building was designed with energy-efficient features intended to reduce utility costs and water consumption.
Six apartments have also been designed for residents with disabilities, including four adapted for people with mobility disabilities and two for those with sensory disabilities.
The project replaces a property that previously housed a hotel and later a dry-cleaning business. The former building was demolished in 2017, leaving the site vacant until redevelopment. The property is also participating in New York's Brownfield Cleanup Program, which helps return former commercial and industrial sites to productive use.
Funding for The St. Clair came from several public and private sources. These included more than $25 million in equity generated through federal and state affordable housing tax credits, over $10 million in state housing subsidies, and $418,000 through a state clean-energy initiative.
Westchester County contributed $1.9 million through its New Homes Land Acquisition Program, while Yonkers provided another $1.1 million through its HOME program. The project may also qualify for $9 million in state brownfield tax credits.
According to the governor's office, more than 4,600 affordable homes have been created or preserved in Westchester County under her administration.
