The goal of home staging is not to renovate your home for the next owner but to attract the most buyers. Bathrooms often need an overhaul, but how can you update one without spending a fortune?
Clean every inch of the bathroom. Remove all traces of grit and grime. Try Krud Kutter from Home Depot. Spray it on the dirty surfaces, let it sit for 30 minutes then wipe it off. If there is still a buildup, repeat the process. Krud Kutter also works on wax buildup on kitchen floors, and there's a specially formulated version for rust.
Regrout and recaulk the shower and tub tiles so they look perfect. Repair where needed. To change the color of old tiles, hire a tile glazer to spray the old tiles and tub with a white or cream glaze for a completely new feel. Look up tile glazing online to find a local company. Make sure you ask for references. We have successfully updated bathrooms in multimillion-dollar homes using these techniques.
Change the floor. Everyone thinks it's a big deal, but changing the floor is relatively inexpensive. An easy way to renew a dated tile floor is to remove the old, dark grout and regrout with a color that matches the tile.
Replace the toilet, vanity and sink with new inexpensive ones from Home Depot or Lowes. Add a new faucet and light fixture with a simple but classic design.
Remove old wallpaper and paint the walls a soft spa blue for a relaxing atmosphere. Accessorize with white towels and a textured shower curtain from Pottery Barn. Add a dramatic mirror from Home Goods or Target and unwrap a big bar of fragrant soap to put by the tub. Roll soft white towels, add a canister of bath salts and start packing.
Buyers will love the updates and you can enjoy your new spa bathroom until moving day. For a small investment, you are looking at a 500 percent return at the closing table!
