A $66.85 million construction loan has been secured for Plaza Greene, a mixed-use development that will bring 145 age-restricted apartments, a Sprouts Farmers Market and ground-floor retail to Fair Lawn's Radburn section, commercial real estate firm JLL announced Wednesday, Aug. 5. The financing was arranged for a joint venture between Sterling Properties and Danbro Properties and provided by PCCP and U.S. Bank, according to the announcement.
The financing marks a major milestone for the long-planned redevelopment at 22-01 Fair Lawn Ave., which received full site plan approval last year. The four-story project is designed as a transit-oriented community across from the Radburn train station and Park-and-Ride, combining housing, shopping and pedestrian-friendly improvements.
Plaza Greene will feature 145 market-rate and affordable apartments for residents 55 and older, along with 24,035 square feet of retail space anchored by a 22,340-square-foot Sprouts Farmers Market.
Planning documents filed with the borough show the development will include 299 parking spaces, a parking garage, residential lobby space and upgraded streetscapes with wider sidewalks, new trees and improved lighting. Design plans also include a rooftop courtyard with outdoor gathering areas, lounge seating, grilling stations, shaded spaces and a media wall, according to planning documents."
Plaza Greene fills a critical void in Bergen County's rental market by delivering institutional-quality, age-restricted housing in a transit-oriented location, where residents have the convenience of garage parking or don't need a car at all," according to, Jim Cadranell, the senior managing director at JLL Capital Markets.
"The combination of Sprouts Farmers Market, luxury apartments, immediate train access and Fair Lawn's strong demographics created a compelling story for lenders seeking well-located mixed-use construction opportunities."
Arterial, the landscape architecture firm leading the site's public realm design, said in a November 2025 social media update that construction is "expected to begin soon" and that material selections were underway with Minno & Wasko Architects.
