Balloon Trip Helps Ginnel Agent Showcase Bedford Property

BEDFORD, N.Y. -- Ginnel Real Estate agent Muffin Dowdle always creates unique methods to market her properties. A recent hot air balloon ride to showcase a Bedford listing displayed her innovative methods.

Dowdle soared high above the propert with a cameraman from NBC in New York to give potential buyers a glimpse of a nearly 40-acre parcel at 270-306 Hook Road in Bedford. The property includes a magnificently constructed 6-bedroom Stone and Shingle house with 4,670 square feet. The property is listed for $7.5 million.

“It’s the first time I’ve been on a balloon ride,’’ Dowdle said. “I enjoy skiing, and it felt like I was riding a chairlift, except we kept going higher. I wasn’t very nervous in the beginning, and the balloon pilot kept me calm and comfortable. When we got way up there, I turned to him and said ‘Can we go down now?’’’

The show featuring Dowdle’s balloon ride is not expected to air until mid June. She feels the view from the air, with accompanying footage shot with a drone, helped highlight the beautiful scenery on the 39.79 acre parcel.

“It could not have been more fun and more beautiful,’’ Dowdle said. “Isn’t that what it’s supposed to be like when you purchase a beautiful house? I think the shots provide a different portrait of the property. There are not too many places or properties where you can land a balloon. You need wide open space. This reflects that.”

Dowdle said she even had her own Wizard of Oz moment in the balloon ride, which included a small dog. “I said to the balloon pilot I don’t want to go off to Kansas,’’ she laughed.

The fun ride also helped draw attention to the main structure on the property. The main house was built in 1929 and includes a fabulous great room centered around a massive stone fireplace. Three sets of French doors open to an astonishing 80-foot porch overlooking rolling lawns. There is a swimming pool, tennis court, formal dining room, guest quarters and magnificent cathedral ceilings.

There are also three additional tax lots, cottages and a 25.4 acre vacant parcel.

“This home hasn’t been up for sale in 55 years,’’ Dowdle said. “It is unspoiled. Trends change and tastes change, but this is a timeless house that has been well-cared for.”

Dowdle admits not every property lends itself to being marketed via the air, but would love the chance to fly again. “I would do it again in a heartbeat,’’ she said. “The next time I want to take the buyer with me.”
