• Start by walking through your home with a critical eye as a buyer would, taking note of anything a buyer is likely to notice, including repairs, needed painting, areas of clutter or anything that could use improvement. Make a list that you can tackle and check off over the next few months.
• Do as much outdoor clean-up now as you can so your landscaping, walkways and outdoor living areas will only need minor attention in the spring.
• If you go all out decorating for the holidays, take photos that can provide a glimpse to prospective buyers of how welcoming and joyful your home is during the holidays.
• Use the time after the holidays to do as much deep cleaning, de-cluttering and minimizing as possible. Instead of jamming holiday décor and other non-essential items into closets, cabinets or the garage, pack them in movable totes that can be placed into storage just before listing your home.
• Look for “white sales” in January. Purchase fresh new linens for bedrooms, kitchen and baths, then store them away to bring out just as you’re about to put your home on the market. New linens add a look of luxury for minimal cost, and then you can take them with you to your new home!
• Survey your home for items you can donate. Winter is a time when many charities, shelters and furniture banks that assist needy families get fewer donations but have the greatest need.
• If your home will need any exterior painting, it’s a good idea to get on your painter’s schedule now for the spring. Once winter subsides, their schedules for exterior painting do fill up quickly.
