Westchester Lands Most Expensive Zip Codes Statewide, North Of NYC

Westchester County reigns supreme in a real estate website’s recent survey of the top “most expensive” zip codes in the state -- outside of New York City and Long Island.

Counting everywhere else in the Empire State, Westchester snagged 42 of’s top 50 in 2016.

And Rye’s 10580 made it to the very pinnacle of’s list. Purchase's 10577, took second place, and Larchmont's 10538, third,

The survey of so-called "Upstate" communities also found that the richest residential property sale that year took place in the City of Rye.

The 8,432-square-foot, five-bedroom manse is located on Parsonage Point, a 25-acre private enclave overlooking the Long Island Sound. It sold last June for $21,150,000.

The property had been listed by Realtor Penny Weiner, of the Julia B. Fee/Sotheby’s International Realty of Larchmont.

Weiner was a bit miffed Thursday to find out that considered Rye, and 48 zip codes in Putnam, Rockland, and Westchester counties “Upstate.”

(There are some folks in Albany, Binghamton, Buffalo, Rochester, Syracuse and Utica who might disagree with the label as well.)

The only locality on the list that was truly “Upstate,” in Weiner’s estimation, is Washington County -- east of Saratoga Springs along the Vermont border.

In an explainer of its methodology, said it defined “Upstate New York as all areas of New York State, excluding New York City and Long Island.”

Rye’s was among five zip codes that broke the $1 million median sale price barrier with $1,380,000, found.

That means it is the 95th most expensive zip code in the entire country, the website said.

The median sale price of properties in Purchase, where SUNY Purchase, Mastercard and PepsiCo are located, was $1.3 million,’s survey found.

Larchmont, at No. 3, had a median sale priced of $1.1 million. It is home to many artsy types such as movie directors Ben Zuckert and Ang Lee, pointed out.

Rye also has the 10th richest enclave in the U.S., Greenhaven, said.

Three years ago, Business Insider ranked Greenhaven 10th on its list of the richest neighborhoods in America.

The mean household income for folks living in coastal enclave was $540,403 in 2014, Business Insider found.

Although it’s the state’s youngest city, Rye is rich in history. pointed out that its historic district includes the home of John Jay, one of the founding fathers, and the first chief justice of the U.S.

Real estate professionals polled said that the Big Apple is still the champ of expensive neighborhoods and luxury homes, but “Upstate New York” has a “dynamic” real estate market that attracts folks priced out of the city’s five boroughs.

Half of them told that outside of Westchester, Long Island and New Jersey also had lively real estate markets.

Other zip codes that made it into’s Top 10 after Rye were: 10583 (Scarsdale, No 4), 10528 (Harrison, No. 5), 10597 (Waccabuc, a hamlet in the town of Lewisboro, No 6), 10504 (Armonk, No. 7), 10533 (Irvington, No. 8), President Donald J. Trump’s 10506 (Bedford, No. 9), and, finally, Hillary and Bill Clinton’s 10514 (Chappaqua, No. 10).

Six in Rockland County made it into the top 50: 10968 (Piermont, No. 23); 10964 (Palisades, No. 25); 10952 (Monsey, No. 35); 10960 (Nyack, No. 42); 10970 (Pomona, No. 49); and 10994, (West Nyack, which squeaked into the last slot in the listed 50 places).

One Putnam County zip code made it in – Cold Spring’s 10516, which landed at No. 41.
