The new owner of the former Elmwood Country Club in Greenburgh wants to build a 175-unit townhouse community for people age 55 and older.
Ridgewood Real Estate Partners, which bought the 106-acre mostly open space along Dobbs Ferry Road for $13 million last year thinks that senior citizens remain an underserved population in Westchester County.
Officials at the U.S. Department of Housing and Urban Development who battled former County Executive Rob Astorino for years over a HUD lawsuit settlement, mostly agree, as reported here by Daily Voice.
The former golf course's neighbors -- similar to the opposition the French-American School of New York faced for years before it downsized its school project on the former Ridgeway Country Club near White Plains High School -- are mostly unhappy.
The Greenburgh townhouse development proposal will be discussed at the next board meeting at 8 p.m. Wednesday, Aug.. 1 at Greenburgh Town Hall.
Many neighbors strongly oppose the proposal, saying the property is zoned for single-family homes -- not townhouses, which some fear will bring their home values down while driving property and other local taxes up.
Greenburgh Supervisor Paul Feiner said developers propose to donate 14 acres of land previously was owned by Elmwood to the town east of the Con Ed power lines to expand parks.
The owners are proposing buffers of at least 200 feet between regulatory properties and the new units, Feiner said.
Town Board meetings are televised on public access TV and streamed live on the web by clicking here: www.greenburghny.com.
If the new property owner decides to pursue the application, environmental reviews and public hearings will be scheduled, Feiner said, adding: "The civic association worked closely with the town --helping the town successfully come up with a plan for the redevelopment of the abandoned Frank's Nursery into an Assisted Living Facility. And, we're hoping to work closely with the neighborhood reviewing possible property uses for Elmwood as well."
