Rye Real Estate Agent Sings Praises Of Virtual Staging

RYE, N.Y. -- Realtors agree that home staging can help sell properties. Judy Croughan of Julia B. Fee Sotheby’s International Realty in Rye has also found virtual staging -- which basically consists of "photoshopping" furniture into vacant rooms -- can expedite transactions as well.

"It can be a challenge to get memorable interior photographs of a vacant home, unless there is a strong focal point in the room, such as a large palladian window or a fireplace with a decorative mantel,’’ said Croughan, who has been selling real estate for 13 years and has been voted a Five Star Agent four times. “Since virtually every buyer starts their home search on the internet, virtual staging adds appeal. I have found it to be a valuable tool and the images evoke a feeling of warmth into the empty space. I always make sure to include a photo of the same room vacant and staged on the online listing."

She has tried this technique on a couple of listings recently and found that virtual staging is much less expensive than traditional home staging. A staged home with three rooms of rented furniture, rugs and wall art can cost approximately $3,000- $5,000 for three months. Virtual staging costs approximately $100 per room and lasts for the life of the listing.

“Sellers always tell me, ‘I didn't stage my house when I sold it last time,’’’ Croughan said. “But buyers weren't previewing the interior of homes online 10-15 years ago. We now shop for everything online, including homes!

Other digital techniques she has been incorporating are interactive floor plans on the listing and personal property websites. "It shows some out-of-the-box thinking, and a willingness to get creative and increase exposure. Incorporating these strategies often help close a deal faster, and for more money. It is definitely something sellers should consider,’’ Croughan said.
