The developers are requesting variances for a proposed 10-unit multi-family residential complex at the lot located on the corner of Oldfield Avenue and Washington Place.
They are looking for the Zoning Board to approve variances pertaining to consolidation of lots, usage, setbacks, exceeding height limit and more. At the September meeting, Gary Cohen, the developer's representative, asked for the continuance to take into account comments from both the board members and public.
The board and public heard more than an hour of testimony from Brigette Bogart, project planner, Joseph Vince, engineer, and Jacob Weinberger, one of the principals of Prime Developers. Questions were posed by board members and the public.
A major change in the revised plan requests to build a 10-unit multi-family residential complex, instead of five individual family homes as originally planned, which the developer said he wasn't able to successfully market and sell.
"If you couldn't sell five units, how are you going to going ten?" asked resident Barbara Bosch, which was met with applause.
"What's changed between the time you bought the property and now?" asked Ken Debaun, resident and president of the town's Little League. "The Little League fields and swim club are still there."
Both the Little League fields and Hasbrouck Heights Swim Club are just yards from the front doors of the proposed development.
As the meeting was winding down, Zoning Board member Rita Perdomo asked if the developer had tried or considered marketing the homes to either 55 and older residents or to developmentally disabled adults.
Cohen again requested an adjournment so they could regroup and take into consideration the comments from the meeting.
The next Hasbrouck Heights Zoning Board of Adjustment meeting is scheduled for Thursday, Nov. 17.
The hearing for Prime Developers motion is scheduled for Thursday, Dec. 22.
