Wilton Expecting About 10 New Homes In 2013

WILTON, Conn. – New construction in Wilton this year should be on par with past years, according to town Building Official Bob Root.

Root said he expects anywhere from seven to 10 new homes to rise in 2013. Wilton usually sees between six and 12 new homes in a given year, he said.

That construction will include a sample home to be built by Toll Brothers Inc. at the former Greyrock development site off River Road. Root says he knows of at least three or four other homes that could be built at the Toll Brothers site.

The number of additions and renovations may be more difficult to forecast, he said. Two years ago, Bridgewater Associates moved into the Wilton Woods corporate campus off Westport Road, and Root said he did not expect that renovation project. “Forecasting for us is really difficult on what renovations there will be,” he said.

Permits for new home construction and renovations will bring the building department about a 3 to 5 percent increase in revenue, Root said. However, an addition or renovation could be more valuable than a new home, because there are homes in town that are larger than average homes. Two additions in Wilton could add on as much square footage as 10 new homes, he said.

“People are spending more on properties and additions to properties,” he said. “Some (additions) could be valued more than a new house. We’ve had renovations valued at $1.5 million.”
