“It’s a private community with a private access way,’’ said Whipple, the owner of Ridgefield-based Heritage Home Construction. “The homes have town water and sewer, which is a huge plus, enabling each lot to have a pool site. You’re also less than a mile to town. In fact, you can hear the church bells ringing from the property. You have this rural feeling of being in the country, yet you have the benefit of being so close to town."
The 4200 square foot homes will have four bedrooms and bathrooms, two half baths and a fantastic open floor-plan. They are listed for $2,195,000 by Rachel Walsh of William Pitt Sotheby’s International Realty.
Whipple has built a lot of homes and developments in New Canaan, Ridgefield, and other lower Fairfield County communities. The Quail Hollow project is unique, he said, because of the location, the energy efficiency, and the community feel of the four homes.
“The homes will have a half acre of usable property plus there are 1-2 acres of wetland buffers that act as open space and allow for extreme privacy,’’ Whipple said. “The homes will be very energy efficient and technologically advanced. We are utilizing the latest technology in building materials to avoid wood rot and to allow for a low-maintenance home. The homes will have gas heating systems and spray foam insulation to make them energy efficient. We’re creating an environment where people can enjoy their life and not be a slave to their homes. They’ll be able to go on vacation and not have to worry about their house.”
As millennials enter the real estate marketplace, Realtors and builders are finding they have different home desires from previous generations. Today’s new home buyers want turn-key living and low-maintenance homes and properties. Between work and family commitments, many feel they don’t have the time or the desire to be burdened with big homes and large properties.
A generation ago, buyers sought homes where they did a lot of the work to put their personal stamp on the house, whether it was renovating, painting or landscaping. Today's generation is all about convenience.
Whipple started pulling permits for the homes in 2014 and started construction in September of 2015. While the homes have over 4,000 square feet, the builder said there is still time for potential buyers to customize the homes and add nearly 2,000 more square feet of living space. Potential buyers can also still select options on cabinetry, tiles, paint color and hardware.
“We have gotten out of the ‘McMansion’ period,’’ Whipple said. “People want homes that make sense size-wise with an ease of living and much less maintenance. And, the fact that the homes are within walking distance to town will add to the overall appeal to a lot of buyers whether they are new to town or are downsizing from a larger home."
